Reservation and Rental Policies

Check-In/Check-Out

Check-in time is 4:00pm and Check-out time is 10:00am. Once your reservation is confirmed and your deposit has been paid, our guests will received a confirmation letter detailing the terms of your booking. Each property has a combination lock on the door with two keys inside for your convenience. You will not have to pick up or drop off keys at our office. Should you wish to stop by, our main office is located inside Barefoot Resort next to Century 21 Barefoot Realty at 4720 Barefoot Resort Bridge Road, North Myrtle Beach, SC 29582. Please do not attempt to arrive at your rental property before check-in time without calling our office to see if the unit is ready.

Payment Policy

Short term reservations – To guarantee your reservation a $250 initial payment of the total rental is required. This prepayment is due at time of booking by credit card. The balance is due thirty (30) days before your arrival date. We accept Visa, MasterCard, Discover and American Express. Reservations made within 30 days of arrival date require full payment at time of booking.

Long term reservations (31 days and over) – A $250 security deposit is required for winter or other reservations from one to three months. A $500 security deposit is required for long term rentals over three months up to six months. A security deposit equal to one month’s rent is required for one year leases. A rental application and a lease will be required for visits thirty days and over.

Cancellations

Short Term Rentals – Under one month – Cancellations made thirty-one (31) days or longer before the arrival date will receive a refund of $150 of the initial $250 payment. Cancellations made within thirty (30) days of the arrival date will be subject to forfeiture.

Long Term Rentals – One month and over – Cancellations made thirty-one (31) days or longer before the arrival date will not receive a refund of the deposit paid. Guests staying one month and over are to pay their balances by check when due.

Taxes and Fees

All rentals are subject to South Carolina sales, hospitality and accommodations tax. The rate is 12%. Rentals to the same party occupying the same property for ninety (90) days or longer are not subject to this tax. An administrative fee of $45 is charged for all reservations. An Accidental Damage Fee of $35 is required for all reservations. For more information on this special coverage, see the paragraph below. Departure cleaning – prices depend on the size and type of property.

Accidental Damage Fee (ADF)

Because accidents can and do happen, Barefoot Resort Rentals provides our guests with protection against financial loss in the event accidental damage occurs during your stay. The program covers reported accidental damage of up to $500. All reservations include a $35 damage fee. ADF is not insurance. ADF is a non-refundable, one-time charge per reservation which covers accidental damage as long as you report it and comply with the guest agreement and posted rules and regulations found in each of our properties.

  • Broken lamp, dishes or dĂŠcor items
  • Broken chair
  • Accidental Stains on bedspreads or sofa beds (Kool-Aid, etc.)
  • Accidental crayon or pen marks on furniture or walls
Examples of Non-Covered Items
  • Intentional or malicious damage, gross negligence
  • Carpet
  • Cigarette burns anywhere inside the premises or on the patios
  • Sheet Rock Damage
  • Theft
  • Overcrowding or House Parties
  • Pet damage
  • Home being left excessively dirty
  • Burns to Formica or other countertop types
  • Early arrival or late departure charges
  • Lockouts
  • Non-return of keys, lost pool access cards, lost garage remotes
  • The cost to repair a frozen A/C unit because the thermostat was set too low
  • Damage caused by fire or smoking
  • Loss or damage to guest’s personal property or rental equipment brought onto the premises
  • Accidents and/or damage to a golf cart included in the rental agreement
  • Bodily injury to guest caused by a golf cart included in the rental agreement

In the event of loss or damage to the vacation accommodation caused by such acts or omissions by guest and/or their invitee’s, guest will be entirely liable for such damages. Any of the aforementioned issues or damages will be charged to the credit card submitted by the guest responsible for the reservation and accommodation.

Administrative Procedures

All claims of accidental damage will be administered by Company staff at the property. Such staff will have the sole authority to determine the nature and extent of damages, necessary repairs and eligibility for the liability described herein. The guest must report with a telephone call or visit to the main office any damage to the unit or its contents to staff by the time of checkout or any otherwise applicable damage claim for such guest will be void. The Company has ultimate claim administration authority. In the event of any dispute relating to this program, the Company may require such dispute be submitted to binding arbitration. Any shortfall, where loss or damage to the property exceeds $500, the Company will charge the responsible guests credit card or invoice the guest for the shortfall and the guest agrees to pay within 14 days.

Terms of Coverage

The plan takes effect upon check in to a vacation property so long as payment of the plan cost has been made before check-in. All coverage shall terminate upon normal check out time or the departure of the guest, whichever occurs first. Payments for the Accidental Damage Fee are non-refundable. Payments for the Accidental Damage Fee will not be accepted after the guest has entered the property. Payment is due at the time the reservation is confirmed.

Refunds

No refunds will be given for cancellations or interruption due to inclement weather or illness. See our section concerning trip interruption insurance below.

Indemnification

Guest agrees to defend, indemnify and hold Manager harmless from any and all liability, claims, loss property damage or expenses, arising by reason of any injury, death or damage sustained by any person, or to the property of any person, in or on the Property during the Term of this Agreement, including Guest, additional invitees or visitors of Guest, where such injury, death or damage is caused by negligent or intentional act of Guest, additional guests or any of Guest’s visitors or invitees.

Telephones and Internet

Telephones are provided for local calls. Long distance calls can be made with a calling card or credit card. Properties have wireless Internet.

Lost and Found

We cannot be held responsible for items left behind. We do make every effort to locate items left behind. Please contact our office if you believe an item was left in your rental property and you wish it returned to you.

Concierge Services

Fax, copy machines and Internet access are available from our main office location anytime during your stay with us. We can also provide information on local restaurants, shopping and entertainment venues.

Termination by Owner

In the event that the owner of a property elects to remove his property from the management responsibilities of Barefoot Resort Rentals, or sell their property, the Guest agrees to hold Agent harmless. In such event, the agent agrees to provide the Guest with a comparable property at the original rental rate. If comparable properties are not available, the guest agrees to accept a full refund of all monies the Guest has paid for the rental of the property during the agreed rental period in lieu of any other possible damages.

House Parties Are Not Permitted

We have the right to and will terminate any rental, with no refund, if, in our opinion, the renter is detrimental to the property and has intentionally disobeyed community policies and quiet hours. Quiet hours are from 11:00pm until 8:00am in every community in all resorts.

Maintenance and Housekeeping

Our in-house Property Services team has made every effort to ensure that your vacation property is in the best condition possible and has checked to make sure everything was in property working condition before your arrival. Our housekeeping service takes pride in their work and has prepared the property before your arrival. If you find anything out of order upon arrival, please contact our main office immediately. Check out time is not the time to let us know of problems.

Parking Permits and Pool Access

All vehicles must display a visor tag in order to park in resort parking lots or garages. Two visor tags will be assigned to each guest and will be in the unit upon arrival. Please contact our office if additional permits are required.

Many communities require identification tags and/or access cards for pool access. If you have rented a property with such requirements, the Pool Access Card must be checked out with a credit card after your unit is ready for you and checked back in to our office at 4720 Barefoot Resort Bridge Road on your departure date.  Please do not leave them in the unit. 

No glass containers or bottles are permitted inside any pool area. Food is permitted at tables but not on the pool decks.

Barefoot Resort guests may use the pool in their community and the main resort pool on the waterway.

Special Reminders

All city and community ordinances are to be observed. No vehicles are permitted on the dunes or beaches. No fires are allowed on the beach. No glass containers are permitted on the beach. Pets are not permitted on the beach after 9:00am and before 5:00pm May 15 through September 15 annually.

Age Requirements

There must be at least one individual 25 years of age or older who will occupy the property during the entire stay or reservation. Any loss or damages to the property will be the sole responsibility of the party booking the reservation and charges will be made to that credit card.

Sofa Beds and Maximum Number of People

Many units have a sofa bed. Sofa beds are not recommended for adults. The standard sofa may NOT be used as a bed for additional guests. Bedding for sofa beds will be placed in each unit if requested when your reservation is made. Your rate is based on the number of people stated at the time of booking. Use and occupancy of the property is limited to the named guest and their party. Occupancy exceeding this number stated in the party at the time the reservation was made will result in immediate eviction and forfeiture of all amounts paid.

Linens and Supplies

Sufficient towels and bed linens are provided in all units. A starter supply of bar soap, dishwasher soap, cleaning products, paper towels, facial tissue, kitchen cleaners, bath amenities and laundry products is provided with each rental.

Beach Towels and Equipment

Some properties have beach towels and/or beach chairs and other related items. Please refer to the individual property descriptions for this information. Beach towels must be washed, dried and put away before your departure or there will be a fee charged for offsite laundry of these items. We are unable to send beach towels to our commercial laundry.

TV's and VCR's

Each home or condominium has at least two TV’s and one DVD/VCR. Many have multiple units and stereos. Consult our website for information about a specific property.

Cleaning

Specific check out instructions are posted at each property. Please read these instructions carefully upon departure. There will be an additional charge if these instructions are not followed concerning trash removal and/or excessive cleaning.

Damages to Property

It is the responsibility of the guest to leave the property in reasonably clean condition and to remove all guest property and trash upon departure. Any damages and/or excessive cleaning will be the responsibility of the person booking the reservation and that credit card will be charged for all damages and extra work required in returning the property to the pre-rental state.

RV's, Trailers, Boats and Motorcycles

No motorcycles, buses, RVs, commercial vehicles, boats, or trailers are allowed on Barefoot Resort properties. No pets are allowed.

Furnishings

Furnishings in the homes and condominiums are NOT to be moved or rearranged. Do not take any furniture outside the premises. Televisions and DVD/VCR players are not to be moved. DO NOT attempt to move large televisions to hook up game devices. If the furniture is damaged as a result of such a move the guest will be charged. If housekeeping has to rearrange the furniture to the pre-rental state the guest will be charged.

Property Substitution or Voluntary Move

In the event a reserved property becomes unavailable due to maintenance, transfer, or other issue, Barefoot Resort Rentals reserves the right to provide guests with a comparable substitute property; or, at its sole discretion, to cancel the booking and refund the unused portion of rent. Once a unit is booked the owner of the property is notified, all paperwork is processed and the property removed from availability. In most cases the owner has been paid for the rental. Therefore, if you need to make a change to a different unit for a legitimate reason, there will be a $100 moving fee, if we can accommodate your request.

Resort Amenities and Construction

Barefoot Resort Rentals is not responsible for the opening and closing of community pools, golf courses, restaurants, the Barefoot Resort shuttle schedule or other resort amenities. If we become aware of a change in any published service or amenity at any resort, our guests will be notified. We have no control over building in the resorts or construction that may be in an area close to where you have booked.

Repairs and Emergencies

We cannot guarantee small or large appliances, television sets, and DVD or VCR players. There are no refunds should they fail. We will strive to have any failed item repaired or replaced as quickly as possible. Total loss of air conditioning in extreme temperatures, if not caused by setting the thermostat too low, total loss of heat in extreme temperatures, and total loss of water are considered emergencies and will be handled immediately and repaired as quickly as possible. We reserve the right to enter the unit should there be an emergency in the building or the specific unit. We will make every effort to accommodate a suitable time for any emergency entry.

Locked Closets and Stored Items

Some owners have private storage inside the premises. Owners may also have items stored in a clearly marked container in a closet. These areas are off limits to guests and should not be tampered with in any way. Some owner linens and additional bedding may be stored in a closet or contained clearly marked Owner Linen. Do not tamper with these containers or bags. There is a $25 fee for using owner linens.

Smoking Policy

No smoking is permitted inside any property offered by Barefoot Resort Rentals. Smoking may be permitted outside on the lanai, patio or balcony. Do not discard smoking materials on property grounds or in parking lots. If evidence if found that smoking has occurred inside the property you will be charged an additional $250 cleaning and sanitization service fee. This policy is STRICTLY ENFORCED and IS NOT covered by the Accidental Damage Fee.

Discounts and Special Offers

Some units may offer advance booking discounts or other specials from time to time. These discounts may stop and start again at the direction of each property owner. Your rate is based on the published rate at the time of the reservation and cannot be changed if a subsequent discount is posted on the website. Specials posted by individual owners may not be combined with specials offered by Barefoot Resort Rentals.

Hurricane Policy

If a hurricane warning has been issued, guests should monitor the weather channel (36) for any updates on television or radio. In the event of a mandatory evacuation order WEST of the waterway issued by the Horry County Emergency Management Authority, all guests must collect all belongings and evacuate immediately. Barefoot Resort Rentals and emergency personnel will make every attempt to notify all guests.

Follow the departure instructions regarding keys and the villa posted on the front door on the unit. After the hurricane has passed, Barefoot Resort Rentals inspects every rental. After inspection, guests who have remained close to the area may return, if the property is deemed safe. (Please contact Barefoot Resort Rentals before you evacuate to advise us of your plans.) If the property is unsafe, every attempt will be made to re-accommodate guests.

Barefoot Resort Rentals is not responsible for any injuries or losses incurred by an Act of God. Barefoot Resort Rentals does not reimburse guests for expenses related to a hurricane.

Every effort has been made to ensure that the information above is accurate and complete. We cannot be held responsible for possible typographical errors, changes in furnishings or equipment within each rental property.

Rental Rates and terms are subject to change without notice until reservation is confirmed and deposit paid.
